Looking At Homes For Sale? Costly Things That May Not Be Included In The Sale Price

There are a lot of factors that go into a home price, and deciding if the sale price of a home is worth the investment. If you have looked at several homes with a real estate agent and you're ready to make an offer, there are a few things you want to make sure are included in the sale.

Some of these may seem obvious, but strangely enough they aren't and some buyers end up unhappy because they didn't get what they thought they were buying. Here are a few things to ask about before you put in an offer.

Home Warranty  

Not all real estate companies will offer a home warranty with the purchase of the house, and you want to know if it will be included in the cost. If the real estate agent that you're using doesn't work for a firm that offers it, the seller's agent might. Ask if you are getting the warranty with the purchase, and if not look into the cost of getting a warranty before you move in.

Appliances

Some people don't even think to ask their real estate agent, but the appliances that you see in the home may not be included in the sale. You could get ready to move in and realize that you're missing a refrigerator or other items. Ask what appliances are going to come with the sale purchase, and you can offer to pay for some of the items you want, or ask for a price break if you need to buy appliances.

Closing Costs

Who is going to pay the closing when the sale is being finalized? Some buyers are willing to pay all of the closing costs, or at least a portion, and other aren't going to contribute anything. If this factors into whether you can afford to purchase the house or not, and if you don't have the money to pay the closing costs on your own, you want to know before you make an offer on the property.

Your real estate agent can make your offer contingent on any of these things if you worry you are going to be under contract and then won't want the house. Talk with your real estate agent to see if they can work these different things into your contract and into the deal, so you get everything that you want at a price you can afford.
